Abstract：
自2003年,北京市住宅房地产市场开始由买方市场进入卖方市场时代.加上由于制度调整,北京市土地供应量从2004年开始锐减,相应的住宅供应量从2006年开始明显下降.另一方面,住宅的需求却逐年增加,其中包括入口迁移和人口自然增长带来的住房需求,改善住房和拆迁导致的住房需求,以及非京人口的购房需求.
