房地产证券化,就是把流动性较低的、非证券形态的房地产投资直接转化为资本市场上的证券资产的金融交易过程,它使得投资者与投资对象之间的关系由直接的物权拥有转化为债权拥有的有价证券形式.而现行房地产证券化的运行模式及利益取向,又为房地产证券化的拓展提供了极大的发展空间.
